Investment Management
Propertylink manages assets for institutional investors, REIT's, pension funds and high net worth investors in various investment management products, tailored to suit our investment partners and clients:
- Institutional investment funds – Funds focussed on acquiring Australian office, industrial and infrastructure assets with value enhancement opportunities on behalf of institutional investors. Propertylink will generally co-invest capital into these funds.
- MITSA – Propertylink has an established business, MITSA, focussed on providing Australian investment management services to foreign investors who use the Managed Investment Trust (MIT) legislation. Investors use the services of MITSA to unlock a tax saving on income and capital gains distributed outside of Australia.
- Joint ventures and mandates– Propertylink seeks to acquire assets in Australia with institutional investors either in joint venture or on a mandate basis. Where an asset is acquired in joint venture with an investor, Propertylink will be installed as the manager of the asset and will be the minority investor in the venture.
- High net worth funds – From time to time Propertylink creates and manages funds to hold assets with attractive return prospects for high net worth investors. At present, Propertylink manages one fund of this nature being The Gantry Trust. Propertylink will look to create further high net worth funds for suitable assets in the future to be offered to the Company shareholders and new investors.
The Gantry Trust is a high net worth investor trust established in 2010. The trust holds two assets being 15 & 25 Anderson Street, Fortitude Valley, Qld with a total value of approximately $14m. The major tenant of the property is Think Education who has a lease over the property until August 2013.
The property has a residential potential as it falls within the Water Street Precinct of the Bowen Hills Urban Development Area. The zoning is indicated as mixed retail and restaurants at ground level and offices and residential above. The current height limit is 8 storeys.
